Acquisitions Advisory

For our buyer and portfolio investor clients, we perform complete feasibility analyses and internal valuation reviews utilizing property-specific criteria reflective of current market conditions and investor sentiment.  We develop proposals for the highest and best use of each opportunity by consulting both internal and external market specialists, as well as our staff finance professionals to determine the underwriting challenges and uncovered opportunities of prospective acquisitions. 

Opportunities are ultimately pre-qualified to match each buyer’s specific investment profile to the target acquisition.  We have established relationships with both US-based and international professionals that provide market intelligence and have the capabilities to facilitate transactions with professionals capable of identifying relevant components critical to potentially lucrative acquisitions.  These include property managers, attorneys, architects, construction firms and marketing and sales organizations, to name but a few of the many industry professionals that we have access to.

We are currently pursuing loan-to-own, value-added opportunities in targeted markets where we anticipate job and economic growth in the coming years.  Promenade will consider opportunities in multifamily and multi-use properties, where debt has matured or will mature in the next 12 to 24 months.  NNN properties are also desired after an extensive review of the underlying lease agreement(s).  Other properties are also considered, on an ongoing basis, as appropriate.
